Homeowners must be very aware of even small leaks that can lead to mold growth. Below is some information taken from a Miami Dade county mold inspector report. In this report the inspector notes a very small kitchen faucet leak that resulted in mold and moisture inside a 12 foot long wall, unfortunately the wall was located behind recently installed beautiful kitchen cabinetry worth around $18,000. On the other side of this area was the son's bedroom. It was found that moderately strong moldy odors were detected in this kitchen. The odors in the kitchen were strongest under the kitchen sink. Humidity was normal under the sink and just slightly higher than levels in the rest of the kitchen. 4 X 4 inches of pooling water was seen under the cabinet to the left of the kitchen sink. A long narrow stain was seen on the bottom side of the kitchen counter top above this same area. Water and rust were seen around the base of the kitchen sink faucet. The water from the base of this faucet leaked behind and on top of the granite / marble counter top and ended up in the walls, cabinets as well as behind and around the sink & counter top. Visible mold was seen growing on the wall where the dishwasher or other appliance used to be. This was several feet to the right of the sink. If mold was growing behind this appliance or cabinet before it was removed then the mold inspector feels that it is very likely that mold is also growing behind other appliances / cabinets in this kitchen. The above mentioned counter top cabinet area is 12 X 10 foot approximately and abuts a wall in the nearby kid's room. A moisture meter was used on the walls in the abutting kid's room and the entire length of the wall was moist from the floor going a few foot up. Excessive humidity 83% RH at 82F and 137 grains of moisture were found inside the kid's room wall thus confirming the moisture meter findings.  During this Miami Dade County area mold inspection moisture in the kid's room wall was from the above mentioned sink leak. Mold testing was conducted in the kid's room wall and spore levels in the above abutting kid's room wall were low. However, because of the visible mold on the abutting / opposite side of this wall, the humidity in this wall, and due to the moisture meter readings on this wall, it would be highly advisable to have a professional remediation conducted along the entire length of this wall in the kid's room wall from the floor 4 foot up. Also, it is very likely that the cabinet work behind this wall / in the kitchen is also contaminated with small visible amounts of mold, microscopic levels of mold, mold odors, and or moisture. If the cabinet work is contaminated or moisture damaged, then it is very likely that it will have to be removed as well. See remediation section of this report.
