During mold inspections many professional inspectors often repeatedly observe the same signs of moisture intrusion over and over again. Though sometimes hard to see, and at other times impossible to see, or even hidden, these red flags items are important to look for.


Though you may find it hard to believe, it literally takes years for mold inspectors to learn how to find and identify these simple small red flags indicative of mold and moisture problems. Unfortunately only a very small percentage of red flag issues are ever taught at mold inspection certifying classes. Some things you cannot learn from a class or book, they must be learned in the field. This inspector preformed home inspections for 10 years before conducting his first mold inspection. 


Below are some common comments made on our reports that indicate a possible moisture problem. These are comments that our mold inspector uses over and over again when writing mold inspection and testing reports.  

 



Typical comments on a report may be as follows:

BASEBOARDS CRACKED
Base boards had separated from the walls in this area, baseboards often separate from the bottom of walls very slightly because they expand as they absorb moisture from leaks, the expanded wood pushes away from the wall, when the moisture dries out the wood shrinks leaving a crack like gap between the wall and baseboard at the bottom of the wall. This condition indicates possible moisture leakage in this area.

STAINED TACK STRIPS
Tack strips under the carpet help hold the carpet down, your inspector observed stains, rust, or decay at your tack strip. Water damage at tack strips often indicates moisture leaks at the wall, window, or roof section above the water damaged section of tack strip.


STAINED BASEBOARDS
The wooden baseboard at the bottom of the wall was stained.Water stains at baseboards often indicates moisture leaks at the wall, window, or roof section above the water damaged section of tack strip.


LINOLEUM FLOOR COVERINGS
When water leaks onto linoleum floor coverings, the water sometimes finds it's way under the floor coverings where it cannot readily evaporate. Water trapped under linoleum then mixes with the floor covering' s glue backing and creates a perfect moisture and food rich hiding place for mold to grow. This is a non destructive investigation thus your inspector did not remove vinyl floor coverings from your floors, because of this your inspector cannot properly smell for, offer testing for, or inspect for mold that may be hidden under vinyl floors.

WATER DAMAGED PAINT AND MOISTURE
Paint was cracked, bubbling, wrinkled, or peeling, this is indicative of moisture intrusion in the above referenced location. Also moisture was detected in this area thus the leak appeared to be recent or active. This may have resulted in a hidden mold problem. Repair all active leaks in this and all areas.


EXTERIOR WALL DAMAGE

Extremely important!! Have a qualified repair person seal the many openings on the exterior of the walls. Prior to any remediation, always correct all conditions that have contributed to excess moisture or humidity at the property. Extract any excess water from the property, and remove excess humidity with a professional dehumidifier. Humidity must be maintained between 30% and 50% in the work area. Your inspector is not responsible for mold that returns after remediation due your failure to have any and all required humidity and moisture repairs completed.
